When completed, it will be opened to the Homeowners.
Useful information for SBE homeowners
Homeowners are responsible for mowing, watering, and removal or replacement of bushes, trees, and grass within their property. Additionally, you must trim bushes, maintain flower beds by adding mulch, and ensuring weeds are removed.
Exterior Alterations
Approval from the Architectural Control Committee (ACC) is necessary for ANY modifications to the exterior of your property, including backyard if change is visible over fence. Prior to commencing exterior modification, please submit an ACC form for approval.

Fencing
It's important to note that there are specific guidelines for all fences. Please refer to HOA governing documents for details and approved stain colors. Fences must be stained and maintained at all times.
Bulk Trash
Schedule pickup with the City of Frisco by calling 972-292-5900
Items are picked up on the 2nd week of the month. Limited to 5 items no more than 6 feet in length.
Rental Restrictions
Rental restrictions are in place to maintain the integrity of the neighborhood. Before renting your
property, please consult with the HOA to ensure compliance with these restrictions. You can
find detailed information in the HOA governing documents.
Violation Notices
No one anticipates receiving an HOA violation, but if you do, it's crucial to carefully read and respond if you can't address the issue within the specified time frame. Make sure your email is current with the management company, as our correspondence will be via email. If the issue remains unresolved without communication with the board, a second notice will follow which at this point a fine will be added to your account along with the cost of mailing. Additional notices with increased fines will be sent until the violation is resolved.
